In April 2026, Brooklyn's biggest land deal of the year landed on a full block in Clinton Hill. YS Developers paid $121.4 million for 47 Hall Street — a 2.6-acre site approved for about 620 apartments — per the JLL announcement and Commercial Observer's reporting. It was the largest check written for Brooklyn land in 2026, in a half-year when Ariel Property Advisors' first-half report counted $1.00 billion of land bought for new construction across 93 deals, up 60 percent from a year earlier.
The seller's side of that trade is just as instructive. RXR bought the site for $161 million in 2016, won a rezoning, and still exited at a loss of roughly $40 million, per Commercial Observer and The Real Deal. That is what a genuine repricing looks like: prime Clinton Hill land did not stop trading, it traded at a new number — and a nine-figure buyer was ready the moment the price reflected today's math.
In DUMBO, the story is vertical. At 175 Pearl Street, an office building is being rebuilt as housing — adding 11 new floors to reach 19 stories and nearly 200 homes, a quarter of them below-market — backed by $125 million in construction financing and a tax break running up to 35 years, per New York YIMBY's April 2026 report. DUMBO's office stock is not waiting for tenants to come back; it is being remade as apartments, floor by floor.
The cautionary tale sits nearby in Downtown Brooklyn. 141 Willoughby Street, a 24-story, 400,000-square-foot office tower finished in 2023, never signed a tenant. It was taken over for $86 million, per city records, against $264 million of construction debt, and in December 2025 plans were filed to turn it into 233 apartments, per The Real Deal. The lesson runs the same direction in both neighborhoods: in this cycle, housing is the exit — for land in Clinton Hill and for offices near DUMBO alike.

The borough backdrop makes both case studies more valuable, not less. TerraCRG counted just under $4 billion in Brooklyn commercial sales across 689 deals in the first half of 2026, up 38 percent in dollars — the best start to any year since 2022, per Crain's New York Business — while Ariel Property Advisors' first-half report, which counts a multi-building deal as one transaction, separately tallied $3.50 billion across 497 transactions. Gale Group closed its own recent Brooklyn deals in these same two neighborhoods — 347 Washington Avenue in Clinton Hill and 50 Bridge Street in DUMBO. For an owner in either market, the practical point is this: between a nine-figure land trade, a floor-by-floor office rebuild, and clean small-building sales, Clinton Hill and DUMBO now carry some of the freshest, most public price evidence in Brooklyn — and sellers who know those numbers negotiate from the front foot.
